I have spent some time going through forums looking for peoples comments on the different property management software options that are available. I am just starting out but want a software option that allows for me to maximize productivity as my business grows. For reasons of cost, complexity, lack of functionality, or lack of customer service numbers to call, I have eliminated the following from consideration: Buildium, Appfolio, Yardi, Tenantcloud, cozy.co
I am considering RentecDirect or RentManager. I like that RentecDirect does not require a contract or sign up fees. RentManager is nice in that it charges $75 dollars per month regardless of the number of units I manage. I do plan to contact these two software makers for further information and online demos, but would value feedback from any biggerpockets users that have had experience using either of these two software options.
You've got all the ones covered already that I would have suggested.
Out of curiosity what made you eliminate the rest from consideration?
Shawn, try looking at Buildium too
It depends on what you are looking for in a property management service. For example, is your goal to fill our vacancies and market your property or if you're looking for something to help with your accounting. for example. There are some great free services out there that are really beneficial for growing landlords.
If you need any suggestions, please reach out to me directly. I am more than happy to help!
if you plan to grow then you will probably want to look at Rent Manager. Rent manager is more robust than Rentec Direct. it allows you to customize the software to work the way you want to work. it also has an open API so that you can work with other software to do other things.
