Folks, I am placing my first tenant and would appreciate your help!
I have an applicant who passed both my credit and background checks. This person has listed a substantial monthly income as an independent 1099 contractor, and has provided me with a copy of his 2017 1099 form. I also received verification from his employer that the earnings info is correct.
Everything looks good on paper, yet my "spidey-senses" are tingling. What other due diligence should I use?
Ask for last 3 months bank statements to verify deposits of mentioned income.
In that scenario I require copies of the last 2 years of income tax returns.
