Have you guys ever agreed to reduce tenant deposits in trade for them doing work on your property? Are there any pitfalls to doing this?

But let's take this concept to the next step. Tenant is short on rent money, but knows you'll let them fix things in trade since you've done so already from the start. What do you think they might break so that they can then fix it to pay the rent?
