I have my first rental property and have potential tenant from out of state who is job relocating. They want to rent my place but not untill September 1st. My terms are 1st,2nd and security which they understood although I did not screen them yet or have signed 1 yr lease. Should I be asking for additional deposit to secure my property 30 days in advance of commencement of the lease?
Your choice, but I would just ask for an earlier move in date if possible so it is counted as rent and not deposit. It is tough you might just keep them in mind if you don't find anyone else in the next month
