Building a new duplex

I’m in the process of building a new duplex. We will live in one side and rent the other side for the first little bit, but we won’t be there long. Since everything will be brand new I obviously want to keep it in the best shape for as long as I can. I want to include routine inspections in the lease agreement, thoughts? What are some other ideas to motivate tenants to take care of the place?
