What would you do? Tenant late rent

I have a tenant that was notoriously late on her rent. She finally became current about 3 months ago, and was paying rent on time. We are now getting close to the end of her lease September 30th, and she is going to be late this month. She can pay all except $285 (a 𝙻𝚘𝚌𝚊𝚕 church is paying $200 of it), so she wants to pay $85 her next paycheck. She understands she will have a late fee, but I also called to confirm her insurance is current (required in the lease), and find out it was canceled months ago. What would you do? I want this to go smooth as possible, I was thinking of taking her payment towards her rent tonight, and she can pay the $85 plus late fee the next paycheck (16th), and giving her a 30 day notice to move because she broke the lease with the insurance. I tried to call my attorney, but he left early today. Since I asked her about her insurance, she said she reinstated it today. What’s the best was of going about all of this?

@Heather Rodden the late fee coveres things putting tenants in court because they didn’t pay rent, so if she is late this month put her in court for eviction due to unpaid rent. The average grace period is 5 days after that it’s court.
