forgiveness of rent/sec deposit in exchane for keys

We are in NYC and I have a property that we are in contract to sell, but it must be delivered vacant. One tenant agreed to leave at the end of March in exchange for rent forgiveness. Feb & March, minus 1 mo. security deposit.

My question is should I still serve her with a 30 day notice in addition to getting an agreement like this signed and 2. does anyone have an agreement that may cover this?

I would contact a lawyer in NYC who specializes in tenant matters, since the laws there are pretty specific and unforgiving where the landlord is concerned.
