Self Managing tips for out of town rental

Hello! I just purchased a duplex about an hour and a half away from my home town. This is my first purchase and I could really use some tips from others who self manage their own out of town properties. To begin, how do you arrange your showings and application process efficiently? I’d love to hear any tips or tricks to make this process as simple and efficient as possible.

I have rentals an hour away and I do open houses. I also need to see and interact with my future tenants. Also you'll eventually need plumbers and handyman you can send over.

Thanks for the input Frank! That sounds like the most reasonable way to do it. I’ve gathered some referrals from my Realtor for a place to start with contractors.
