Expectations of a Property Manager

Hey BP fam! 

As I am starting in the Property Management business I wanted to stop and ask y'all what are the main expectations for your PM. 

What are the must haves and what would be a nice little extra service?

One of the main things that I value in a PM is initiative. For example, if a tenant calls and says that the there is no hot water in the house, for the PM to get a handyman to fix the issue if he can instead of just calling a plumber and charging $300 for something simple. 

I also like to keep updated on the process of placing a tenant, a daily update on how many people viewed the house, how many applications, etc.
