What’s everyone’s opinion on a subtenant?

I have a potential tenant that will sign a year lease. But she would like to help cover rent cost by having a roommate. I’m okay with her having a roommate. But the potential roommate does not want to sign a year lease, because he does not know how long he will be living in the area, do to his job. He would like to be on a month to month rental agreement. I have an idea to have the potential roommate sign a sub lease and the permanent lease holder sIgn aswell. IS THIS A BAD IDEA or not? What’s everyones thInk?

Does your potential tenant meet your screening qualifications as a single tenant. If their income is not high enough reject their application.

The fact is you are renting to two tenants not one. If they do not both agree to be on a term lease then put them both on a M2M lease. M2M leases are to the benefit of landlords. If one tenant leaves simply have the remaining tenant sign a new M2M lease.
