Texas Pool Spa Addendum (TAR) question around maintenance

The TAR Pool/SPA Addendum is linked below my question is centered around maintenance in my current contract I have Tenant at Tenant's expense selected.  If a pool pump quits or a new pool filter is needed then who is responsible for replacing?
