Single family homes with in-law suites

I have considered buying a 2-4 unit apartment to house hack but haven't found one I like yet. My lender told me to consider homes with in-law suites that I could rent out because they hold value better, resale better and could get me lower interest rates. So far I like the idea. Does anyone have experience to share regarding this or thoughts on this?

check your city rules carefully. many cities specifically forbid renting ADU for profit in Single family zoned lots.

For example Austin, Denver, Colorado Springs is ADU friendly. many are NOT!

ADU = Accessory Dwelling Unit aka carriage house , in-law suite etc.
