How do you determine rental rates?

When I'm running numbers for a possible property one of the hardest things to calculate is the monthly rent I can potentially charge. That seems like the "scariest" thing to get wrong.

Right now I'm just using comparative analysis, this is other properties in the area with similar specs to determine the monthly rent. Is there another way I might be overlooking?

@Thomas W.  Depending on the size of the property, you can check the bigger apartment complexes to see what they're charging.  When checking the competition's pricing, I'll also look at the map view so I can get a better idea of what rents are being charged in certain areas.
