Property management company

Hi,

I have a small building with 5 apts. I'm thinking about finding a property mgt. company. It seems like a good ideea to let them manage everything and just get the check. But the more I think about it the more I see potential problems. Anybody has good experience with a company and thinks it's a good iseea?
