7-day leaseback property

I am looking at a wholesaled property with a 7-day leaseback and I don't know if there is something I may need to know that may result in this property being a bad investment.

Why is the leaseback only 7 days? This does not seem enough time for the tenants to move out. Why didn't they already move out?
