Eviction is the legal method. Long and expensive.

A few other investors and myself in the past preferred to visit illegal occupants as a group and strongly suggest they move. It does not always get immediate results but eventually, with persuasive prodding, they get the message and decide to move on. It works very well for us but obviously not ideal for your arm chair investors. Those of us from the street prefer the down and dirty direct approach to illegal occupants over having to jam the system with unnecessary legalities.
