Check out the I-4 stretch between Tampa and Orlando. Areas like Plant City, Lakeland, Winter Haven, etc are expecting to increase in popularity as pricing continues to rise in Orlando and Tampa. Being near I-4 makes it an easier commute. You'll have a lot of options in the $100-$130k range.

That price point really doesn't exist in Orlando/CF at this time. Even rehabs are closer to 150K for SFR.

@Lorne Bridgford what are you looking for, something that is rent ready I assume? Or something to rehab? As a Homevestors franchisee in the area, me and my colleagues are coming across properties all the time with this criteria but many times they're properties that may need some work to get them to a market standard that would allow the to rent or sell quickly... depending on what strategy you're looking to apply. I don't want to hijack this thread but it seems that it may have died and certainly relates to my situation as well. I'm also very interested in Orlando area investing, specifically looking to invest in SFH rental properties and possibly conduct some BRRRR deals. I'm currently stationed on Oahu, HI so this will obviously be an out of state investment; my first investment to be more exact. I am looking for very similar properties as @Lorne Bridgford but am always open to suggestions if this may not be the best strategy in the current market.
However, based on research of the area and how rapidly it is growing, expected to grow, etc., this look like a great area for long-term investments like a rental property. I am curious if anyone has experience conducting BRRRR deals out of state without ever physically walking in the property. Thanks in advance.
