What is the good and the bad with Section 8? Why do section 8 and why not do section 8

Why... because landlords believe it is guaranteed rent. Why not...because it is not guaranteed rent and they are usually much more work than non S8 tenants. .....You are renting to the government.

Why - because it’s gaurenteed rent Why not - cuz there’s a chance they trash the place

@Edmond Ashby Some Section 8 tenants are not well socialized. They do not behave in accordance with social norms or expectations. This type of conduct may cause financial loss, property damage, bodily injury or death.

I agree and I have section 8 tenants . I just put that in there for a short and sweet post . I should clarify it is true ,that nothing in life is guaranteed !

all though its a misnomer its guaranteed rent.. these people can get kicked off the system with virtually no notice.. and now your really fubared.. you have a tenant living there that NOW REALLY cant pay rent .. knows the landlord laws better than you do.. So while its predictable rent and most is OK they do get kicked off.. WHY: 1. they fibbed on their application. 2. Increase in income then you have the co pay issues.. I see landlords struggle with this.. rents 800 Sec 8 pays 750.. but tenant wont pay the co pay.. what do you do .. you don't want a vacancy over 50 bucks.. that is penny wise and pound foolish.. so its a dance

The advantages of renting to S8 is 100% dependant on how the local government offices handle their wards. You must research your area before considering renting to S8. In my area the government system is such that the risks involved in renting to anyone on welfare is simply too high to consider for a regular landlord.

They can do more damage in a mt. than you can make in a yr. + eviction time & generally no real way of recovering your losses. Nice tax write off, thats about it.

@Edmond Ashby Screen your tenants whether they are Section 8 or not. Advantage is you are guaranteed most of the rent every month. The tenant pays a portion. They usually pay on time, if not they could loose their voucher. Challenge is it takes a little more hands on property management. Visit the unit on a schedule to make sure the unit and/or building is being kept up. This is fairly easy since there portion of the rent is usually in cash. I have good Section 8 tenants and some challenging ones. Just make sure you take care of proper screening.
