Security deposit, how much to keep?

I rent a house and sublease two rooms in it. Its pretty unofficial. No paperwork, in three years I've had six people come and go and its always worked out really well. No issues.

After my last roomie moved out and I spent the weekend painting the room and cleaning it I realized I needed to be keeping a portion of the deposit when they left. I'd always given it back in full.

She suggested I always keep at least 20% to cover cleaning etc... I was looking for additional guidance. This room will need the carpets cleaned, and some holes filled and painted from a wall mount tv. The incoming roomie is happy with the room as it stands.

After joining this forum I've thought a lot harder about how I take on new tenants although my method seems to be working. I've never had a late payment or issue but I am here "managing" the place.

Security deposits are held in the event that something goes wrong with the tenancy. Cleaning deposits are for cleaning and repairs that are anticipated in advance. Don't abuse or confuse the difference. If landlords hit the tenant too hard, many will use the small claims process to keep landlords in line. Whatever the right thing to do is - do it. If it's normal wear and tear, absorb it. If it's abusive, charge the tenant.
