Price discount on Duplex purchase when tenants occupy

Hi all,

I have spotted an interesting Duplex property that I plan to make an offer on. Both apartments are currently being occupied with tenants who have been there for a while now. I've been told that when a Duplex is occupied while the property is being sold, a price discount is usually applied to the offered price. My question is: what amount or percentage of price discount are we talking about ? Is this applicable in all cases or sometimes the price won't be reflected whether or not the units are occupied?

Everything's negotiable.  If the market is hot, don't expect a discount for that reason.  It's not a bad thing to purchase a property with existing tenants. Good long term tenants already in place can be a positive bonus!  I've only seen discounts if the existing tenants are very problematic and difficult to move out.
