Per square foot painting rates

I am curious if any landlords out there can give me some guidance.  My rental unit is currently vacant and needs a paint job prior to the new tenants for March 1st.  The property management company got me three bids ranging in price from $3.50 per sqft to $2.00 per sqft (for one coat of matching colour).  This is my first time down this road.  Is $2.00 sqft a reasonable rate for this type of work?  At 1219 sqft this equates to $2438.  I’m thinking this too high.  I would like some feedback on this.

Thanks in advance.  I look forward to hearing from those with more experience in this area.  I need to get back to the pm tomorrow.

I would love to get $2 a sq foot.  Does that also include materials?  I generally pay about $3.25 or so for mid level....$4.25 and up for higher end.   I'm assuming that is walls, ceiling, trim, doors, etc.?
