Hi everyone, I think this has been discussed over and over on here and I have scoured the forums but haven't found anything which addresses some of my concerns about property management I was wondering if anyone out there has much experience in this situation.

I am currently looking at using either Tenant Cloud or Rentec Direct as a property management software platform. My use is going to be for a new property management company which will be starting off with 15-20 units right away. I have looked at some others such as Appfolio, Propertyware and Buildium as well but, they are either much too expensive to start off with or are lacking account features and so I seem to be heading towards Tenant Cloud or Rentec Direct. Does anyone here have much experience with the paid versions of both of these platforms and able to speak to their capabilities. Tenant Cloud is $9/mo. whereas Rentect Direct can be anywhere from $45-$100 month and will increase with # of units... is this price difference worth the extra difference in features if ANY between these two. Doing a search on google reviews usually rate these two pretty similarly and so now I'm questioning whether its worth the price difference.

Any thoughts on input would be awesome.
