Just purchased a Class C property in SoCal

I just closed on a small 5plex apartment property in SoCal. The Only downside is that it’s in a Class C environment/area. What do you guys recommend me to use when checking credit scores/background?

This is a class c area/environment. Many people that I’ve spoke too don’t use online applications nor have check stubs help with their application.
