Adding a bedroom to an 1,800 sq ft home

I hope you are having a wonderful day.  When trying to maximize property potential, what size total sq footage would you look for if you want the potential to add a bedroom?  For instance, if a 3 bedroom home with 2 baths is 1,800 sq ft would you see potential to add a fourth bedroom ie convert a den to a bedroom?

No potential in adding a 4th bedroom, a 3 bed is the ideal for a rental. If it is a flip  it depends entirely on the local market.
