Interested in house hacking

I’m interested in house hacking. I’ve even gone as far as getting in contact with a private investor. He told me that if I could find a duplex, triplex or quadruplex, and the numbers made sense for him rehab it. He would sale it to me for below market value. But I’m stuck now, I need a little guidance.
