Questions on Selling a Rental Property

My husband and I own a rental property that we are looking to sell soon. The tenant's lease is up at the end of June 2019 and we have a few questions to help us through this process. 

1. How soon should we market the property?

2. Is there a letter template to notify the tenant of our intent to sell?

3. We are also looking to sell the property For Sale By Owner, but we have never done this before and wanted to see what the steps in the process would be.
