30 Day Notice To Vacate the Property

Hi I want to give my tenant a 30 day notice to vacate because I no longer wish to rent out the property. The tenant is currently on a month to month lease . Which is the best way to legally serve a notice without stating that this is an eviction ? Please help!! Thank you !!

In most situations your landlord does not need to give you a reason (although acting on discriminatory or retaliatory motives is illegal). A landlord can simply give you a written notice to move, allowing you 30 days as required by Ohio law and specifying the date on which your tenancy will end.
