Increasing cashflow margins through utilities

I am thinking about changing forced hot water baseboard heaters to electric baseboard heaters to have tenants pay for their own heat since this is a large expense in Northeast US. Have others done this? Were significant reductions in cost seen?

    Don’t you have natural gas heat available 

    Electric baseboard is really expensive and tenants know this . Once they get a 300$ bill around the holidays they will be searching the for rent section on Craigslist
