Turnkey property without HVAC

Hello,

I'm considering to purchase a turnkey property in Alabama. This is my 2nd rental but I'm relatively new.

The property is in a nice neighborhood (70% own/ 30% renter) which the company said it's hard to come available in this neighborhood. Good schools. The house is build in 1965. 3 bd/ 2bth 1570 sqft.  Inside looks beautiful. It doesn't come with HVAC. Previous owner took out HVAC and installed 2 window units: one is in living room another one I'm still confirming with them. They think it should rent for $900 and purchase price $90K. It will be financing.

I like everything about it but I question that it doesn't have HVAC. I personally don't mind the window units but don't know about renter and if this would hinder the rent possibility. Is the landlord required to provide heat system in all bedrooms in Alabama? What are your thoughts about this situation? Thank you in advance.

@Sara Underwood I have owned rentals in the Deep South without HVAC. There are pros and cons. The main pros are one less thing to break and cheaper to replace (window units). The main downside is it can hurt resale value and some tenants may not like that. I’ve had tenants that don’t care. So just varies.
