Rental Property Targeting College Students

Looking to purchase my first home wanting todo the owner occupied multi family option. What are your thoughts on targeting college students? With my research I have found that these areas are typical cheaper house holds with good cash flow. Down side we all know how college kids can be. 


College students can be very lucrative but you have to reall think through the process and develop policies and procedures that work for this niche. They will have no credit, no landlord reference, little/no experience living on their own, no experience maintaining a household, no experience living with other people with no experience, no income, etc. It can be very challenging and difficult, particularly for a new Landlord. Do your research and see how others are mitigating the risk.
