Tenant not moving loan fell through new tenant needs to move in
First off I know I have done everything wrong. My tenant gave notice on the fourth that should be moving out the following month on the 8th. I explained she had to give me a month notice prior to the 1st. I let her know that if I could rent it early I would give her her money back if she would make it available to show. She did and I was able to rent it The same day I listed it for the 20th or 12 days after she moved out. I even told her I would split the 12 days with her because I knew I needed to paint.
On the ninth she told me she still there and her loan fell through she’s trying to get a new one and she would tell me when she would be out ASAP. The utilities have been switched to my name, and my tenants are coming next Thursday. I stopped by yesterday she told me she was trying for a different loan. I told her I have to do work on the house before the tenants come in on the 20th. I know I should never have rented it before she left I learned my lesson I am a new landlord. She’s not communicating with me she just keeps telling me she will let me know when she knows. I sent her a note this afternoon and she’s read it but not responded that said I need her to move out by Sunday because I have painters coming Monday. I would prefer if she could leave on Saturday and then my husband and I could paint ourselves. Does anybody have any advice on what to do now? I think she is a decent person who is in a world up mess she has several pets, a son and no where to go. She’s made it all my problem and I don’t know what to do.

She gave you notice and even though she didn't do it properly, you accommodated her and were able to rent it out...nothing wrong with that. That is how it should be done to minimize the vacancy time.
It is unfortunate that her loan fell through, but that is HER problem. She gave notice before the loan was complete, that was HER mistake. She can put her stuff in storage and stay with a friend until she finds a new place. SHE made two mistakes...first not giving notice on time and second giving notice before her loan was approved.
