Solar Photovoltaic on Home - Lease Addendum

I own solar photovoltaic on my primary right now, which I plan on converting into a rental in a month or two. It is a great system and has reduced my power bill to practically nothing all year long.

When I rent the place I need to make up for the value of the power provided to the tenant via my system. I am trying to figure a way to do it easily and legally. I could add a lease addendum to charge for the power produced on a seperate meter, or tack on a monthly flat fee for the power use. What ways would be the best? Does anyone have experience with this?

Why not just take what the savings would be for the electrical and add it on top of the rent? You can then advertise it as such saying the house will have lower utilities. So if you are now saving $150 per month, you could add $100 to your rent and pass along some of the savings to your prospective tenants.
