Does legal notice need to be sent to tenants for an upcoming home appraisal? We're refinancing our mortgage and an appraisal is required, which includes entering the properties. Does a simple heads up via email or call work or should I send them something more official?
It's going to depend on your state's landlord tenant act. I know most places require a minimum of a 24 hour notice, but it may vary by state on whether that has to be written or not.
California requires reasonable written notice for landlord entry, which is accepted to mean at least 24 hours. I suggest communicating with the tenants and be as flexible as possible. Get oral agreement and follow up with written notice so you have documentation of the time and date. This way, if the tenant is not on the premises as agreed, you have permission to enter.
