Rental software recommendation

Does anyone have a renal software that they would recommend? I currently use QuickBooks but interested in a better option if there is one available.

For my storage business I have a program that sends automatic text and automatic late payment reminders and stuff like that. I’m looking for something that is a little more specialized toward rental than quickbooks.
