I have property managers for my SFR's. As an owner, do you provide the tenants your contact number? I am happy with my property managers but I also like to have various sources of information to confirm what I am being told. I am an out of state investor.

@Sally Fairchild - Even with having a property manager in place, it is not a bad idea for your tenants to have a phone number for contacting the owner and your PM knowing that they do. However, if by "provide the tenants your contact number" you mean your home or cell number, then NO! You should have a business number at which a message can be left or (if you wish) forwards to your cell while giving you the option of taking the call or sending to voicemail after learning who the caller is. And that voicemail greeting should let the person know when and why to leave a message versus contacting your PM whom you are paying to handle the vast majority of issues on your behalf. Otherwise you may end up becoming the first point of contact and thereby undermining the PM. I would recommend you also provide this same ability for the neighbors around your properties to contact you in the same manner - with the PM being the primary contact.

Honestly, I wouldn't even worry about it. You hired the PM the field all contacts, and they should let you know of items that need to be brought to your attention.
Letting the neighbors know your information is not a bad move though. Sometimes neighbors are able to observe and see things that the PM can't.

If you have a property manager they need to be the only point of contact from the tenant. If you try to also involve yourself all you are doing is creating a ask mom if dad says no situation. You would be inhibiting their ability to do their job and creating an abundance of unnecessary stress on yourself. If you want to manage the property, manage the property. If you want someone else to manage the property you need to let them manage the property.
