Have you ever allowed an evicted TENANT, to go BACK into the property, to collect some of their items?
- Am I better off just moving it into storage or throwing it out?
Your answer may heavily depend on the rental property location. For example in California, a landlord must properly notice a tenant (evicted or otherwise) regarding abandoned personal property and give the opportunity to pick it up. If there is no response and the perceived value of the property is less than $700, the landlord may dispose of it. If there is no response or no pick up and the value appears to be $700 or greater, then it must be auctioned. Any proceeds remaining must be give to the County Treasurer.
In short, check your local city/state laws regarding abandoned property.
