Married Couple lease signing ( one person not present)

If only the husband is present for signing, should I take the wife's name off the lease?

Is the lease void if the her name is on the lease but she does not sign it?

Or would it only be in affect for him?

    The wife has to sign the lease to be held personally liable for the lease terms.  You can take her off and have the husband initial the strike-through and be the responsible/liable party  - or - you could arrange to have her sign it prior to moving in.
