Room rental in NoVa - month to month? furnished or unfurnished?

Hi,

looking to trial room rental in my residence in Sterling, VA. I have read some posts where the recommendation was to do month to month leases in order to have an easy out if things don't work out, and in addition to rent the rooms furnished to minimize wear & tear by short term renters moving furniture in and out. I like that idea quite a bit, and don't mind spending 600-800 to outfit the room with the basics if there is a market for it.

I was wondering if anyone has experience in this area with furnished vs unfurnished rentals? There are a few schools and hospitals within a 10 mile radius, though nothing in walking distance.

Or any general recommendations / gotchas on month to month rentals, and furnished vs unfurnished rentals?
