Options for tenant Rent back pay

Hey, I would like some suggestions to help my tenant catch up on back rent for July.

Should I spread it over the remaining 11 months on top of her rent or are there any other options where I can get that money sooner? Open to all suggestions. Thanks.

You may come out further ahead by talking about a move out plan with them. Come to some mutually agreeable terms and help them move into a place they can afford. Then you can get a better tenant at market, and they get a unit they can afford more comfortably.
