New Tenant Screening, do you make the applicant pay?

Hey @Jenna Columbus , we definitely make the tenant pay.
Also, we actually use Zillow's Rental Manager for all the checks and it is pretty straightforward and you just get a full report.

I use Cozy which takes the fee. I have never had an issue with this process.

i charge nothing for initial screening.
It gets people in the door, and gets people to apply. If they're getting charged $30-40 everywhere, that cost adds up, and applicants are reluctant to apply to more than a few places.
Final candidate gets charged final screening fee through CoreLogic's myrental.com
Now that Naborly doesn't charge anything for screening, why is everyone still using pay services?
I'm switching over to free services next time.

So the way I do it is I only charge an application fee to serious tenants, or ones that I think would be a good fit. I like to meet potential tenants in person at least twice before even offering them the lease, so I use my better judgement to decide if the person is someone that I might want living in my house. I personally use www.myrental.com and their basic package is only $20, so it's not as big of a deal as $45, and serious tenants are usually willing to pay it. They actually offer a 15% sale on your first screening when you use code NEWUSER.
