Rental Materials WWYD?

My wife and I have assumed interest in our first rental property in an EC beach city through a quitclaim deed from parents. We are putting some monies into the joint and we need to know which are the most durable kitchen materials to use. We're all over there Engineered Vinyl Plank (EVP) for flooring, but for carpet and courtertops we need some help. I have hear Drew and Jonathan Scott talk forever about Quartz, but I'm now hearing that Granite will carry value and the same amount of durability. Which is true? Also, should I just straight up trust my property manager (& contractors) or ask him for a P.O.?
