Who is responsible, tenant, owner or PM?
The tenants reports a rodent issue. The PM responds and has the exterminator comes out and starts an extermination program. Who should be billed for this issue?
The contract with the PM states that the owner will have their account billed for maintenance and repairs as a general rule.
The lease with the tenant states that the property is pest and rodent free at possession and that in the case that there is an issue with pest or rodents in the future the tenant would be responsible for taking care of the issue. If they don't, the landlord has the right to remediate the issue and the tenant will be billed immediately.
Who should be billed? And why?
