Late Payments

The Landlord offices in the same building my son lives in. The property is locked and unaccessible to the public. ( i,e, access is by card key only). I have failed at mailing the rent check to the landlord once, a certified mail was sent back, I was unable to hand deliver cash on a Saturday morning, a alternate mail box has been unsuccessful as well. Now the Landlord is charging late fees for non payment and threatening eviction. What are my recources?
