Replace this Roof? [Pic]

Hi guys, 

I just entered into contract on a single family home which I will be planning to house hack. It has five bedrooms two baths, is in a desirable area for renting and also has above ground pool. I negotiated the price down from $130K to $125K. We are awaiting an inspection. 

My main concern is the roof on this property. It looks like it will likely need to be replaced soon, but has no leaks/issues at this time according to seller. I would just like to know your thoughts on when I should replace the roof (at time of sale or when it first has problems), and what I should try to negotiate with the seller. The house is already below comparables and appears turn key for a rent by the room scenario. The seller has other potential offers for the property if this falls through so I am hesitant to ask to go down on the price with risking on losing out on this property.

Yes it needs replacement. The inspector will confirm. Are you speaking directly to the seller or are you using agents? You should for sure ask for some concession based on the inspector's recommendations. However, this was something you saw prior to writing the offer correct? I would have addressed it immediately in the offer.
