Can I manage my parents rentals while their out of state?

Hey BP,

I am helping my parents manage their rental while they are out of state. I'm not receiving any fees or compensation, I'm just doing it to gain more experience. Are there any legal implications in managing their property? Do I need a license or are there any exemptions?
