What you look for in a Property Manager

Whats going on everybody! 

I am opening my own property management business (actually ready for my first client now!). In my area, I have heard a lot about how there are no good property mangers. Now, I know no one can take care of your property like you can but my question is, What do you look for in a Property Manager? Also, if you have had a property manager before, what have they done that you did not like or thing that can be improved upon?

@Aj Bowman I look for someone with experience managing the type of asset I own. I also look for someone with good systems (property management software) and lastly someone I trust to execute my business plan. Property management can be a tough business, so think through why there are no other PM companies in your area. Is it just a tough area to do business in?
