Furnishing a Rental Property

My property is located near a couple universities and a military base and I was trying to decide whether it would look more appealing if it were already furnished and rented at a higher price or unfurnished for a lower one. I figure most people that will be renting out a room won't have furniture of their own and would prefer to move into a place that already provides everything they need. What is your opinion on the matter?

Furnish the property, and rent by the room. Include the internet in the rent.
