Who to list on the 3 day notice?

The rent grace period for November ended today, and my tenants have not paid and are not responding to my phone calls.

I am going over there tomorrow morning to post the 3 day notice on the door.

The problem is that one of the tenants (these are three roommates) who was named on the lease moved out (without notice) over a year ago. The two remaining tenants continued to live there and pay the entire rent amount (until now, of course), and when the one year lease expired it went month to month, per the lease.

So on the 3 day notice do I list all three people who are named on the lease? Or since the original one year period of the lease has expired, do I only name the 2 remaining tenants? Thanks!

You need to put the names on the notice who appear on the lease, to that (and this varies locally) John and/or Jane Doe......or.....and to all others being in possession. Probably wouldn't go wrong saying both.
