Money offer vs. eviction

Let's say the rental agreement is for $900 a month, tenant is now late on payment (within 2 weeks), how much do you offer them to leave in peace before proceeding to eviction process?

Each state is different.  

But I’d serve notice of eviction.  If they don’t move out on their own within the 3 day window, I’d approach them with a cash for keys.  The number you out only matters to you in regards of cost to actually evict them.


start with eviction and go from there.   no reason to pay someone that if you just threaten the eviction they move out on their own.
