Quitclaim Mortgage Loan

I have a commercial property that was gifted to me in my LLCs name via Quitclaim deed. Is it possible to refinance with this type of deed so I can use it to purchase other properties since we did not have a traditional closing or does that even matter? I have tenants in place that will cover the new mortgage.
